Places inside Cherry Hill Township
Cherry Hill is a township, not a city. It was called Delaware Township until voters chose the name Cherry Hill in a 1961 referendum, and it is one local government: the places below are sections of it, with no governments of their own. The Census Bureau draws statistical areas for some of them, such as Kingston Estates, but those are not towns. The township and county offices listed further down this page keep the records for every one. The facts come from township, county, state, federal and published local sources read on October 7, 2026.
Erlton
Section of Cherry Hill Township · both sides of Route 70 between Haddonfield Road and Kings Highway
Erlton is part of Cherry Hill Township, not a town of its own. Its streets were laid out along the Cooper River in the township's first building boom, which followed the 1926 opening of the bridge now named for Benjamin Franklin. The township's 2018 master plan says Erlton, like Barlow and Woodland, at first worked more like an extension of nearby Merchantville and Haddonfield. Homes, shops and offices stand close together near Route 70, so an appraisal weighs how near each house is to the highway and its businesses.
Section of Cherry Hill Township · on the borders with Pennsauken and Maple Shade
Colwick grew in the 1920s along Cherry Hill's borders with Pennsauken and Maple Shade. The township's own history describes brick houses on generous lots, on streets named for suburbs on Philadelphia's Main Line, and counts the area among the earliest tract housing in the region; an advertisement for the development showed a model home furnished by the Wanamaker department store. An appraisal there starts with sales of brick houses of the same age, then adjusts for later updates and additions.
Section of Cherry Hill Township · west side, near Route 70
Kingston Estates is one of the developments that, in the Cherry Hill Public Library's account, took over farmland on the west side of the township after World War II. The township's history names it with Brookfield and Downs Farm among the neighborhoods where thousands of homes rose from empty fields. The Census Bureau maps a Kingston Estates area inside Cherry Hill Township; it has no government of its own. Because many houses date from the same years, an appraisal compares sales from nearby streets first, then adjusts for later additions.
Section of Cherry Hill Township · postwar neighborhood beside Woodcrest
Brookfield is one of the postwar neighborhoods built while Cherry Hill was still Delaware Township. The township's history illustrates the 1950s with a typical Brookfield split-level and says thousands like it were built in the township in that decade; Woodcrest appeared just beyond it. A split-level spreads its rooms over staggered floors, so the finished area, and how much of the lowest level is finished living space, can vary from one house to the next. An appraisal measures the house rather than relying on a listing's figure.
Section of Cherry Hill Township · southeast, around the PATCO station
Woodcrest went up after World War II around a country club, and the township's history singles out its golf-course views; the 2018 master plan names Old Woodcrest among neighborhoods built all at once. PATCO's Woodcrest station opened there in 1980 with 2,700 parking spaces and direct access to Interstate 295 at Exit 31, near the township's southeastern border. An appraisal notes how close a house sits to the station lots, the highway ramps and the golf course, because each can draw or deter buyers.
Section of Cherry Hill Township · near Haddonfield, around the Barclay Farmstead
Barclay Farm grew from the part of the Barclay farm that Helen Barclay sold in the 1950s to the builder Bob Scarborough, who turned it into a neighborhood of large, classic-looking houses near Haddonfield. The farmhouse at 209 Barclay Lane and the 32 acres around it have belonged to the township since 1974; the house is listed on the National and New Jersey Registers of Historic Places. Because one builder laid out the neighborhood, an appraisal compares sales inside it first, then accounts for each house's later changes.
Section of Cherry Hill Township · the former racetrack land on Route 70
Garden State Park is built on the land of the racetrack that opened on Route 70 in 1942. Its grandstand burned in 1977, a rebuilt track opened in 1985, and the last race was run in 2001. Shops and homes have replaced it; Plaza Grande, at Garden Park Boulevard and Haddonfield Road, is one of three large residential communities there and is set aside for residents 55 and over. An age limit narrows the pool of buyers, so an appraisal looks first at sales within the same community.
Through the middle of Cherry Hill Township · Route 70 at Kings Highway
The village of Ellisburg grew up where today's Route 70 crosses Kings Highway, and Delaware Township held its first town meeting there in 1844. The Ellisburg Circle was built on that spot in 1938, and the State removed it in 1992. The Inquirer has called Route 70 a main street for a dozen or so densely populated neighborhoods along it, Erlton, Barclay and Kingston among them. A house that faces or backs onto the highway is compared with sales that share the same traffic.
Sections of Cherry Hill Township · east of the New Jersey Turnpike
Wilderness Glen and Short Hills Farms lie east of the New Jersey Turnpike, the part of Cherry Hill developed most recently. The township's 2018 master plan notes that nearly all the land west of the Turnpike had been developed by 1970, and it lists these two, with Sienna and the Voken Tract, among the east-side neighborhoods with higher home values. Where houses are newer and pricier than most of the township, close matches among recent sales are fewer, so an appraisal may reach farther for comparable sales and explain why.
Inside Cherry Hill Township · FEMA-mapped flood zone along the stream
The North Branch of the Cooper River runs through Cherry Hill; the National Register nomination for the Barclay farmhouse places the original farm on it, under the name North Branch of Cooper's Creek. FEMA's flood map shows Zone AE, the 1-percent-annual-chance flood zone, along the stream inside the township. The county's Cooper River Park runs through Cherry Hill and three neighboring towns. An appraisal of a house near the water checks the flood map for that lot and reports the zone.

Cherry Hill keeps its own assessment records in the township's municipal building on Mercer Street. Deeds and wills are handled by Camden County offices in the City of Camden and in Blackwood, and divorces and estate disputes by the state Superior Court at the Camden County Hall of Justice. An heir, an executor or an attorney's office often needs papers from more than one of them. The addresses below are the ones each office publishes on its own website.
Assessed values and property records
Cherry Hill Township Tax Assessor
820 Mercer Street, Room 108, Cherry Hill, NJ 08002
The township's Department of Assessment Services sets the assessed value of every property in Cherry Hill and handles deed transfers and owner address changes on the tax list. The county tax board's 2025 table for assessment appeals puts Cherry Hill's average ratio of assessed to true value at 60.09 percent. An assessed value serves the tax list; it is not an appraisal.
Appeals of assessed values
Camden County Board of Taxation
509 Lakeland Road, Blackwood, NJ 08012
An owner who believes a Cherry Hill assessment is too high files the formal appeal with this board, after February 1 and by 4:00 p.m. on April 1. The board's website also links a search of assessments, owners and sales data across the county.
Deeds and mortgages
Camden County Clerk
520 Market Street, Room 102, Camden, NJ 08102
The Clerk's office records deeds and mortgages for property in Camden County. Its online records run from 1978 to the present; the basic search is free, and documents printed from it are marked unofficial.
The Surrogate probates wills and, when someone dies without a will, appoints an administrator and issues the letters that allow the estate's assets to be transferred. Unless someone contests the will, probate is settled here. In-person visits are by appointment only.
Divorce
Superior Court, Family Division, Camden County
Hall of Justice, 101 South 5th Street, 2nd Floor, Camden, NJ 08103
Divorce cases in Camden County are heard here. The New Jersey Courts' self-help guide says to file in the county where the couple last lived together or, if the filer has left New Jersey, where the other spouse lives.
Contested wills and estates
Superior Court, Chancery Division, Probate Part, Camden
Hall of Justice, 101 South 5th Street, Floor 5, Camden, NJ 08103
When a will or an estate is contested, a judge of the Superior Court's Chancery Division decides it, though papers are still filed with the Surrogate; the Probate Part for Camden County sits on the fifth floor of the Hall of Justice.
Cherry Hill · September 2026 sold listings
What did homes in Cherry Hill sell for in September 2026?
These are the figures Realtors Property Resource (RPR) reports for sold listings in the area RPR labels Cherry Hill, New Jersey, in September 2026. Single-family homes are combined with condominiums, townhouses and apartments, so the numbers describe the city as a whole. They do not describe any one neighborhood or any one house.

September 2026 · Area: Cherry Hill, New Jersey · Single Family + Condo/Townhouse/Apt. · Source: RPR, Sold Listings
The median sold price was up 2% from the month before, and the number of sales was down 3.6%. Those changes describe which properties sold in each month. They do not show that any one Cherry Hill home changed in value by the same percentage, because the mix of homes that sell differs from month to month. A sold price of 100.9% of list price means the typical sale closed above the asking price.

These are sold-listing figures for one month inside one boundary, the area RPR labels Cherry Hill, New Jersey: 80 properties sold there in September 2026, with the month-over-month changes RPR reported beside them. A median 2% higher than the month before does not mean that every home in Cherry Hill Township gained 2% in value. The figures are not RPR's estimated-value measure and they are not an appraisal of any home. No figures for August 2026 or any earlier month were saved, so none are shown, and no year-over-year or longer trend is stated or estimated. No neighborhood breakdown is shown.
City-wide figures are background. A property-specific appraisal relies on property records and comparable sales relevant to the required valuation date.
Cherry Hill is a township, not a city, and RPR files these figures under an area it labels Cherry Hill, New Jersey. The 80 sales it counted for September 2026 cover that whole area, under a filter that includes condominiums, townhouses and apartments along with single-family houses. One month of figures for the whole township is not an appraisal of any Cherry Hill home.
